In South Florida, water is the main enemy of a building's exterior. Wind-driven rain during storms pushes water through hairline cracks, failed joints and worn coatings, and once it's inside the wall it leads to stucco damage, corroded rebar and leaks into units.
Waterproofing keeps that water out. Use the estimator below for a typical range on your building, then read on for what affects the price and how to sequence the work.

A drop is one trip down the building on ropes: a technician starts at the roof and cleans a vertical strip of windows on the way to the ground. Each drop usually covers one or two columns of windows. Your roof anchor plan or last contract usually lists your drop count. Don't know the exact number? Just estimate.
Don't know it? Multiply the distance around your building by its height (about 10 ft per floor). An estimate is fine.
Engineer's reports and past bids usually list it.

Budgeting for your structural integrity reserve study (SIRS)? Waterproofing, exterior painting and windows are reserve items, so this range is a reasonable starting number for the board.

Example costs for South Florida buildings
What typical buildings in Miami-Dade, Broward and Palm Beach pay, using the same typical prices as the estimator. Waterproofing is an elastomeric coating.
| Building | Waterproofing |
|---|---|
| 8-story office building, 28,000 sq ft of exterior wall Adjust | $42,000–$112,000 |
| 20-story condominium, 80,000 sq ft of exterior wall Adjust | $120,000–$320,000 |
| 45-story tower, 180,000 sq ft of exterior wall Adjust | $270,000–$720,000 |
How waterproofing is priced
Facade waterproofing is priced by the square foot of wall, and balcony and walkway coatings by the square foot of deck. These are typical ranges, not quotes:
- Elastomeric facade coating: about $1.50 to $4 per square foot of wall.
- Clear water-repellent sealer: about $0.75 to $2 per square foot.
- Balcony or walkway deck coating: about $3 to $7 per square foot.
Elastomeric coating or clear sealer?
An elastomeric coating is a thick, flexible paint-like layer that stretches over hairline cracks and sheds water. It's the usual choice for painted stucco, which covers most South Florida buildings, and it changes how the wall looks.
A clear water-repellent sealer soaks into concrete, stone or brick and keeps water out without changing the appearance. It costs less but doesn't bridge cracks, so it suits surfaces that are in good condition. Your engineer or the coating manufacturer can tell you which fits your building.
What drives the cost
- Condition of the surface. Cracks, delaminated stucco and spalling concrete have to be repaired before any coating goes on. Structural concrete repair needs a licensed restoration contractor.
- Joints and sealant. Expansion joints and window perimeters are where water most often gets in. Replacing failed sealant is usually part of a waterproofing project. See Commercial Caulking & Joint Sealing.
- Balconies and walkways. Decks take foot traffic and standing water, so they need a tougher coating system than walls.
- Height and access. Swing stages, rope access and lifts all add setup time.
- Oceanfront exposure. Salt and wind wear coatings faster and may call for a higher-grade system.
How long waterproofing lasts
A well-applied elastomeric coating often lasts around 10 years, depending on the product, how thick it was applied and how exposed the wall is. Clear sealers typically need to be reapplied sooner. Signs it's time: leaks during storms, efflorescence (white powder on concrete), peeling coating and stains running down from joints.
For condominiums three stories and taller, waterproofing is one of the components in Florida's structural integrity reserve study (SIRS). See Florida Milestone Inspections: What They Mean for Your Building's Exterior.
Sequence the work in the right order
- Start with your engineer's report, and handle structural repairs first.
- Find and fix active leaks. See Window Leak Repair.
- Replace failed sealant at joints and window perimeters.
- Clean the surface so the coating bonds. See Pressure Washing & Facade Cleaning.
- Apply the coating, and consider painting at the same time since they share access. See How Much Does It Cost to Paint a High-Rise in South Florida?.
